👀 Step 1: Find Your House & Schedule a Viewing
Browse our adverts or message us directly to check availability. You can easily schedule a viewing by sending us a message or using our online form. The current tenants or we will show you around personally—no agents involved!
⭐️ Step 2: Secure Your House
Discuss with your group and decide to apply. Then complete our Book Now form and pay £100 each as a Holding Deposit. This deposit acts as a rent credit once the paperwork is finalised. After this payment, the house is taken off the market.
💰 Step 3: Choose Your Deposit Option
Your whole group must agree to use either Reposit or the traditional DPS deposit.
Reposit is our recommendation - Reposit is an independent, modern insurance-based option costing about one week’s rent per person and is non-refundable.
Alternatively, the DPS deposit costs about five weeks’ rent each, is refundable (subject to terms), and is held independently and securely until the tenancy ends.
✍ Step 4: Sign the Tenancy Agreement
All tenants and guarantors sign the tenancy agreement electronically. You’ll also decide on the first-person move-in date, which usually happens in May. This date affects any Summer Discount you may get.
📅 Step 5: Pay Your Rent
You’ll pay £400 each as your first rent payment, due 10 days before you need the first key. The remaining rent is paid in three equal installments in October, January, and April. These payments are reduced by your £100 holding deposit, the initial £400 rent paid, and any Summer Discount you qualify for.
🌞 Summer Discount Scheme
If you delay your group’s first-person move-in date, everyone gets a rent rebate! The longer the delay (up to 7 weeks), the bigger the rebate per day per person:

Only the first person’s move-in date affects the discount; others can move in later without losing it. You can also store your belongings from 1 August and still benefit.
🧮 How Rent is Calculated — Example
Say your weekly rent is £150 for 52 weeks, totaling £7,800. You subtract £500 already paid (£100 holding deposit + £400 first rent), leaving £7,300. Then subtract the Summer Discount (e.g., £88), making £7,212. Finally, divide by three instalments — that’s about £2,404 each term.
🧑🤝🧑 Lead Tenant: What They Do
The Lead Tenant acts as your group’s main contact. They collect all payments—holding deposits, tenancy deposits, and rent installments—and send them to us in one lump sum. At the tenancy end, they receive any refundable DPS deposit and distribute it among the group. They also share updates about repairs, viewings, or other important info and help with viewings for future tenants.
